The subject Property is situated on the corner of Marie street and Marais Street, Monovani, Centurion.
The property is well situated in a popular area and adjacent businesses are expanding. Property less than 500 m from Forest Hill Mall entrance and across Mall@55.
There is currently active development in progress in the area. There is limited land available for new developments in the area. The stand falls in an area Classified as Class 1 with low risk of sinkhole or doline formation. Residential development can take place without the need for stringent precautionary measures and design criteria. The re-zoning of construction of individual houses or multi-storey residential structures will be approved. The density of 60 units/ha will be approved for residential development.

Raslouw and Monovani area in Centurion are mainly agricultural suburbs situated between the R55, M10, Ruimte Road (R114) and Gouws Street. An analysis of the surrounding area shows that low-medium housing schemes spilled over into suburbs like Thatchfield (Southwards), and Amberfield (Southwards).
These continuous developments contributed to the development of two existing Regional Shopping Centers (Mall@Reds and Forest Hill) and four existing LifeStyle Centers (Raslouw, Celtisdal, Willem Botha and Mall@55) all in close proximity.
There are additional developments consisting of retail, residential and commercial, currently being planned for the corner of Philirene and Ruimte Road.
The current road infrastructure is constantly being upgraded and provides easy access to the N14 (East-West) and via the R55 (North-South). The average commuter that travels 30minutes to and from work with easy access to the Centurion CBD, Midrand, Kyalami and the Pretoria CBD via the M10 and N1.
