Situated 5km outside Bonnievale village, this beautiful 39.7Ha farm boasts 13Ha of agricultural land and the rest is field land. The farm also includes:
• Water Rights: This land has 3ha water rights from the local irrigation board plus a potential to obtain an additional 2ha water rights which is subject to license approval. Note the license approval for this additional 2ha water rights is the purchaser’s responsibility.
• Infrastructure:  A new infrastructure is installed at a cost of R1.5mil and includes the following:   
-  A new pump house with 140,000 litre sump, 25m³/hr pump, a 1.4km 200mm PVC pipeline, consisting of Class 12, Class 9, Class 6 and Class 4 pipes to handle the water pressures and 4 air valves on all the high points installed. There are 3x 100mm irrigation points and a million litre reservoir installed on the farm.   
-  A new electrical network. This includes the following: An Eskom 50kVA power point on the neighbouring farm with a 3300V, 3-phase 100kVA cable feeding the pump house and the farm. The cable is over a 1km route that runs from the pump house at the irrigation water channel to the Eskom point and from the Eskom point to the farm boundary, which provides 2x 3300V power points. A 25kVA 3300/380V step down transformer is installed in the pump house. A 50kVA step up 380/3300V transformer has been installed at the Eskom power point. A spare 50kVA step down 3300/380V transformer to supply the farm with 380V 3 phase power is included in the sale.

SERVITUDES TO BE NOTED Servitudes for the farm advantage: Referring to MAP 2:
• A access servitude road (±50 years) for the farm and the neighbouring farms access is indicated in black.
• A second servitude for the farm’s 200mm water supply pipeline and electricity supply stretches from the water irrigation channel and pump house, runs over two farms to reach the farm and alongside access for a 90mm size water line for the neighbour livestock drinking water indicated in white, follows the servitude road through the farm to the neighbouring farm. Note that this servitude for the neighbouring farm’s 90mm water line is in process and agreed upon by the owner.
