The property comprises three adjoining farm portions, collectively being a small farming unit. This is an irregular shaped property and is not regarded a productive commercial farm due to its size. It has a gradual slope from north to south and is covered with natural vegetation and typical bushveld vegetation. The land is fenced with a combination of plastered and painted brick walls and 2.4m high game fence with two main gates. Internal roads are in a reasonable condition. The Plat River runs on the boundary between Portion 65 and the other two Portions.

SG Diagram 5534/2007 indicates a proposed consolidation of these three portions to Portion 250 of the Farm Roodepoort 467 KR, measuring 82.4623 ha. This proposed consolidation has however not been registered in the deeds office yet.

An application for township development has been approved to the Bela Bela municipality. The township register has not been opened, hence rates on the erven are not yet applicable. The extension for the opening of the township register has also been submitted to council on 27 November 2017, but written approval of extension has not been received as at 31 January 2018.

Construction of infrastructure has not been completed yet and the proposed development is summarised as follows:

Buyers Commission: The Purchaser shall be liable for and pay, in addition to the amounts payable in terms of clauses 6 and 7, Auctioneer’s commission of 10% (ten percent) of the purchase price, plus VAT thereon, which commission shall be deemed to have been earned and is payable immediately upon the signing of acceptance of the Purchaser’s offer in terms hereof by the Seller.
